🔩Why 'maintenance-free' metal roofs still leak

There's a myth that a metal roof never needs anything. The steel doesn't — but the thousands of screws holding it down have rubber washers that perish, shrink and let water weep through, often invisibly until a ceiling stain appears. Flashings and valley junctions on the complex rooflines common in Canberra's newer estates are the other weak point. 🏘️New-estate metal vs older metal — two different jobs

Metal roofs in Canberra split into two worlds, and they need very different work. The new estates — Gungahlin, the Molonglo Valley, the newer edges of Tuggeranong — have modern Colorbond that's structurally sound but fails at the details: builder-defect flashings, unsealed penetrations, and fastener washers that perish around the 15–25 year mark. Older metal roofs are the opposite problem: it's the steel itself, with rust starting at laps and fixings and tired Zincalume that needs treating and recoating before it goes too far. We handle both ends — leak detection and re-screwing on the new, rust treatment and restoration on the old.

On an older metal roof, rust is the clock you're racing. It starts quietly — at sheet laps, around fixings, along scratches in the coating — and once it's into the steel it only spreads. Caught early, we can treat, prime and recoat the roof and add years of life for a fraction of replacement cost. Left too long, the steel perforates and a re-roof becomes the only honest answer. The trick is simply not to wait: an inspection while the rust is still surface-level is the cheapest metal-roof decision you'll ever make.
