Why 'maintenance-free' metal roofs still leak

There's a myth that a metal roof never needs anything. The steel doesn't β€” but the thousands of screws holding it down have rubber washers that perish, shrink and let water weep through, often invisibly until a ceiling stain appears. New-estate metal vs older metal β€” two different jobs

Metal roofs in Canberra split into two worlds, and they need very different work. The new estates β€” Gungahlin, the Molonglo Valley, the newer edges of Tuggeranong β€” have modern Colorbond that's structurally sound but fails at the details: builder-defect flashings, unsealed penetrations, and fastener washers that perish around the 15–25 year mark. Older metal roofs are the opposite problem: it's the steel itself, with rust starting at laps and fixings and tired Zincalume that needs treating and recoating before it goes too far. Rust: catch it before it spreads

On an older metal roof, rust is the clock you're racing. It starts quietly β€” at sheet laps, around fixings, along scratches in the coating β€” and once it's into the steel it only spreads.
