Why 'maintenance-free' metal roofs still leak
There's a myth that a metal roof never needs anything. The steel doesn't β but the thousands of screws holding it down have rubber washers that perish, shrink and let water weep through, often invisibly until a ceiling stain appears. Flashings and valley junctions on the complex rooflines common in Canberra's newer estates are the other weak point. That's why so much of our metal work in Gungahlin and Molonglo Valley is re-screwing and flashing remediation on roofs that look perfect from the ground.
